Asus RT-AC66U Stuck at 13Mbps

Hello guys,
I'm using my ASUS RT-AC66U and I can't achieve speeds more than 13 Mbps on 2.4Ghz. Not interested in using the 5Ghz since Chromecast cant see it.
I'm monitoring it on my Samsung Galaxy S4.
It says it's supposed to work at 450Mbps : http://www.asus.com/Networking/RTAC66U/#specifications
I thought 13Mbps was simply too low for such an advanced (and expensive) router.
I'm about 6 feets from the router. There's no inteference signal (cordless phones, microwaves, etc.) between us, no walls, it's in straight line with me.

I have updated firmware to the latest nightly and that didnt fix anything.
I had bluetooth speakers and I turned them off but that didnt help.
I have played with wireless settings (even selected """G only""" as my option but am not even getting G speed).
When i select Mixed mode, the router displays 420 Mbps as its speed until a device checks in. Then speed drops to 65, 40, 19.5 and then 13Mbps. It stays at 13.
The devices i am connecting to this router are 2 Chromecast devices and a Galaxy S4.

What am I doing wrong?
Please help as I am about to smash this thing against the wall. This is killing my Netflix experience during the first week of the release of House of Cards.

a free (or good) channel

after thise settings, the router is setup to 450Mbit/s in 2.4Ghz.

there are more setting you can try to optimize.

short preambel
CTS
Frameburst
All antennas for TX and RX
Bluetooth coexsisting mode

I guess you are using BrainSlayers build which still suffers from wifi degradation. You can use my build:

You guys roooock!!!!!!!!!
Thanks to you, I am now cooking at 39 Mbps.
I am using Kong's latest ROM.
My question is why is this router being advertised as N capable when it can barely do 54 Mbps???
Are you guys seeing better speeds?
Can you post your configuration, please?

Is it Chromecast that's the problem?
