Multi-AP network lag / issues

Hey all,
I'm currently running two Netgear R6700 v3s as wired AP's.
Firmware version: DD-WRT v3.0-r62418 std (10/24/25)
Kernel version: Linux 4.4.302-rt232-st68 #14374 SMP Fri Oct 24 03:15:05 +07 2025 armv7l

I have them set up at either end of my house, since the 5GHz signal from just one would drop regularly and there's no modem hookup in the middle of the house, only on either end.

The primary router is set to mixed network mode, channel 157 - 5.785GHz, 40 MHz wide channel width, extension channel upper, with SSID broadcast enabled and all other settings (Dynamic WDS mode, explicit beamforming, implicit beamforming, airtime fairness & multicast to unicast) disabled. Sensitivity range is 500, we UI access is enabled, and network configuration is bridged. 2.4GHz is enabled on this AP, but I doubt that would affect anything?

The secondary router, running just as an AP is set to mixed network mode, channel 36 - 5.180GHz, 40 MHz wide channel width, extension channel upper, ith SSID broadcast enabled and all other settings (Dynamic WDS mode, explicit beamforming, implicit beamforming, airtime fairness & multicast to unicast) disabled. Sensitivity range is 500, we UI access is enabled, and network configuration is bridged. 2.4GHz is disabled on this AP since the range of the primary AP is far enough.

When myself or my roommates are in the middle of the house, we notice pretty significant slowdowns, with videos getting stuck buffering, cellular calls over wifi dropping, and general low connectivity, which isn't an issue close to either router. I suspect what is happening is the phones are jumping from one router to another whichever has the greater signal.

Is there a way to test this theory, and/or improve performance so this doesn't happen as much? One room is right in the middle of the house, so is regularly affected by this issue.

If any other configuration data is needed, please let me know. I'd really appreciate any help in figuring out how to get this working better Smile

Moved to Broadcom due to R6700v3 being Broadcom. Please refer to Sticky: BCM Best Wifi Settings as a starting point. I will advise that you should set ack timing to 900 or 1350 at most, regardless of what the Wiki or Sticky says.

Does anyone know if it's possible to enable 802.11r on this build with these devices / how I'd do that? I think that might fix the problems I'm seeing, if it's an option.

Isn't both of them wired to the Network?

You mention WDS, which is a Wireless Router to Router Connection.

They are both wired in, so I wasn’t trying to use WDS, is 802.11r only for WDS? I thought it was just a fast switching protocol, but apologies if I misunderstood that

I don't know if available on Broadcom.
