Are yu sure you have reset the router first by pressing the reset button for5-7 seconds while the router is running and then, very important, with the WPS button reset as described in my earlier post?

The only difference I see is that I am using KoolShareCFE and r50308. And all clients are 802.11n (not G or b).

I changed mine, one by one, to be same as yours. Nothing made difference except: Wireless -> Basic ->Mode. You have "Mixed", I have "N/G Mixed"
I played with it and it yielded somewhat Unpredictable effects.
1. Change N/G Mixed => Mixed:
Speed increases from 10Mbps to 20Mbps. I also noticed in Wireless -> Advanced WL-0, "Frame Burst" becomes checked. (I didn't check it. This is solely due to change of mode.)
4. Change any other option, like ACK Timing:
Speed drops to 10Mbps. Change ACK timing back, still 10Mbps. To increase speed, play with Mode again.
Again, if I hard-reset it, 2.4g wifi goes back to 40Mbps. Slow speed happens as soon as I turn it to dumb AP (Basic -> WAN Conn Type=disabled). I've repeated and tested many times.

I can confirm this behavior:
If I have network mode set to G/N Mixed, I got speed as low as 10 Mbps down. As I change it to Mixed, speed goes higher (to 18-20 Mbps down). It's still not ideal and it's not stable speed like in 5GHz network, but better than before. _________________ In DD-WRT for over 10 years.

Hi, can you provide the nvram dump (with sensitive information removed) after the slow down ?
So we can compare the values and try to guess where is the problem.
...or even better...
Can you dump your nvram just before the "WAN Conn Type=disabled" without the slow down, and then after, with the slow down?
Primary gateway: Linksys WRT1900ACS running OpenWRT 21, WAN is Comcast modem (advertised speed is 500Mbps down, 20Mbps up) LAN is 192.168.0.0/24
Secondary device (this test): Linksys EA6400 with Xvortex CFE and DDWRT r50308 2022-10-1. Plugged EA6400's WAN port into primary router's LAN port with CAT6 cable. (I also tried EA6400's LAN port into primary's LAN port when EA6400 is in dumb AP mode ...... no speed gain)
Test 1: EA6400 in default gateway mode (LAN IP is 192.168.1.1)
1. Hard reset (hold wps button and power on, wait until LED blinks, release wps)
2. Change UI password to root/testpw.
3. Change 2.4G wifi SSID to "dd-wrt24ghz"
4. Enable SSH in order to get NVRAM
5. Run test
Result: 35Mbps
Test 2: EA6400 in dumb AP mode (LAN IP is 192.168.0.101)
1. Setup->Basic:
WAN Type: change to "disabled"
Router IP: change to 192.168.0.101
Gateway/DNS: change to 192.168.0.1
DHCP server: disabled
Use DNSMasq and DHCP authoratative: uncheck
2. Setup->Advanced:
Operating Mode: change to "Router"
3. Services->Services:
Disable everything. Only service running is SSH (in order to get NVRAM)
4. Security->Firewall
Disable SPI firewall
5. Apply, reboot
Result: 15Mbps

I went to UI and change back to default gateway mode and revert everything I changed - still slow
I even tried FreshTomato version 2022.6 in one of my EA6400: same slow 2.4Ghz in dumb AP mode.
The only way to get 40Mbps is hard-reset it.
I think some config would permanently change its behavior until next hard-reset. The problem is in lower level than nvram. There is not much we can do.
I also found that I can't set "Transmission fixed rate" to anything but auto. Goes to auto after aplying settings. _________________ In DD-WRT for over 10 years.
I found direct relation between Router Basic Mode and Wifi speed. As I am able to switch back and forth and observe same results repeatedly. No reset was involved. Any other settings are insignificant (and not touched).
1. Default
WAN Type=Automatic Configuration-DHCP
Operating Mode=Gateway
Result: 2.4Ghz=40Mbps 5Ghz=60Mbps
2. Dumb AP
WAN Type=Disabled (also set local/gateway/DNS ip per guide, and disable dhcp)
Operating Mode=Router
Result: 2.4Ghz=15Mbps 5Ghz=90Mbps
The interesting thing is, 5Ghz speed seems faster in AP mode where 2.4Ghz suffers.
I can confirm that it is probably routing issue - after trying some tweaking today I ended with 15 Mbps on 5 GHz WiFi even with 2.4G disabled. _________________ In DD-WRT for over 10 years.
Today I discovered that if in AP mode, I turn off wl0-Advanced -> WMM Support, 2.4G download speed returns to 70Mbps. But in default Gateway mode (in my case, secondary gateway behind primary gateway) it is ok and not requiring WMM=off.
I shifted focus to WMM support and immediately came to this result in all forums. There is even a DDWRT wiki for it:
This explains my problem: both my EA6400s suffer terrible 2.4G download in DD/FT/Merlin, but EA6900 does not. They have different 2.4G network cards. Other users report normal speed with this router.
It's not working yet. As the problem only occurs in AP mode, there is no "wan_iface" value in nvram. I plugged upstream cable to WAN port which is part of vlan2. Br0 bridges all vlan1 vlan2 eth1 eth2. If this cannot be done in dumb switch maybe I should do something in my primary gateway? (which is Openwrt in WRT1900ACS)

I have fully resolved 2.4G wifi speed issue in AP mode. Both APs are running expected wifi speed in default settings now.
Cause:
1. Comcast Xfinity delivers bad DSCP marking to customers
2. The bad DSCP cripples some wifi driver (BCM43217 in EA6400) when WMM is ON. However the BCM4360 driver in EA6900 has no problem.
3. DDWRT and FreshTomato in default mode can strip the bad DSCP before reaching wifi interface. (DD has a wiki page for this problem. DD has "Filter TOS/DSCP" in Firewall options. FT has a "Fix Comcast DSCP" in Firewall options.) They are both ok with Comcast in default gateway mode, but in dumb AP mode, this ability is gone because firewall is down.
Unfortunately, my main gateway is WRT1900ACS in OpenWRT which does nothing (and lets bad packets go further to APs). The fix must be in main gateway. So I did:
1. In OpenWRT System->Software page, install iptables-mod-ipopt (this enables DSCP target for iptables)
2. Run command (if successful, put it in Firewall->Custom Rules):
