At my last job I worked with what I believe was a Ubiquiti AP. Using its software to manage settings was amazing. Currently I have a Google Wifi Router which honestly is doing an ok job. However I want more control (I'm unable to set better control over who gets on the 5ghz network!), and am looking to replace it.
What would be a good recommendation for a small city apartment with the following:

to be honest, and my opinion, is that you don't buy a ubiquiti device to throw dd-wrt onto it for "more control."
I don't own any ubiquiti device nor do I follow this forum very closely, but I would say that if you are looking at ubiquiti and dd-wrt..you're in the wrong place... those devices are expensive and have rather good firmware of their own...
I would suggest finding a cheap TP-Link C7v5 (A7v5; amazon's version) to play with dd-wrt and see if you like dd-wrt. These are good to 150mbps plans and using Q.o.S.
They will work on faster speeds with SFE turned on, but toss out q.o.s. (which you want as a gamer)
If you want to "splurge" go with a used Netgear R7800 for up to 500mbps q.o.s speeds. Anything faster should be using something higher end like ubiquiti.
Ubiquiti is really meant for small office people, otherwise it gets too expensive for the average home user and causual user like the vast majority of people on these forums. (generally speaking) _________________ FORUM RULES

Yeah, the EA8500 is a great router too, but I stopped recommending it due to all the work the casual home user has to do to get it going... If you own a soldering iron and are comfortable doing that type of work...EA8500 is a cheaper alternative more in-line with the C7v5/A7v5 prices I see on ebay... But the R7800 is still the best and easiest to get going for around $100 used.
Covid-19 really killed the deals to be found on ebay for all routers...everyone found out how shitty their home wifi really was and flocked to upgrades. The R7800 used to sell for $50-$75 used.... _________________ FORUM RULES
is disagree on the EA8500 , its supereasy to flash if you downgrade to a certain old stock firmware version and then use a older Kong build to convert to dd-wrt if i remember the procedure correctly , i just recently upgraded a EA8500 this way as a dozen before last year ....
Correct, regions with international firmwares such as EU are lucky. There is no encryption or downgrade lock.
Simply downgrade to 2015 1.1.4.168206 or earlierif needed. US region 1.1.4.169978 or later requires serial.

I have an EU EA8500 and could flash without problems, it also has the serial header soldered on to which I have attach my serial interface (this is a development router).
