I have successfully installed DD-WRT on several older routers in the past, but this one has failed.
Hardware: Linksys WRT1900ACS v1 (confirmed on Linksys website)
I've tried:
1. Reading the posts from spuriousoffspring on installation and Cliff notes for Marvel MVEBU hw
2. Installing the r44048 from this link: ftp://ftp.dd-wrt.com/betas/2020/08-02-2020-r44048/linksys-wrt1900acs/
3. Even tried installing the old version listed on the database r40559
4. All files are the Factory-to-DDWRT.bin versions
5. I'm using a LAN cable direct from the PC to the ethernet port 1, 2, 3, or 4 - NO WAN connection to the cable modem during install/reboot
6. I did not do the 30-30-30 hard reset, simply the 10 sec reset button hold down
The result in all cases - the router boots up the old factory GUI every. time. Any thoughts on what issue I am facing here?

Stock Linksys firmware has an upgrade file size limitation somewhere around 32MB.
Here is the first of 2018, no idea if it's a good build or not but it has been used in the past as a stepping stone.
If you want a known good build from that time period I know ad19 uses r35681 . r40009 is another, but it's probably too big.
Then you should be able to webflash upgrade to a recent build from the dd-wrt web gui (keep "don't reset" dropdown selected).
After confirming a successful flash and boot into r40448, telnet "nvram erase && reboot" or hold reset button for 10 seconds.

You may need to go back to 2018/01-07-2018-r34411/ ftp://ftp.dd-wrt.com/betas/2018/01-07-2018-r34411/linksys-wrt1900acs/ then do an update to say version r44048

I opted for r44048. So far no problems with wireless mixed for both bands. Is there something I should watch out for Eyerex?

To clarify, Eyerex recommended the same "stepping stone" firmware to upgrade from factory stock Linksys web interface.
The same file only ftp instead of http, r34411 is the first build of 2018.
Watch the build threads very carefully before even considering upgrading in the future.
For now you will see many who fall back to r44048.
