Bandwitdh reservation - house with 4 appartments

Hi!

I have following problem.
I live in an house with 4 appartments and we are sharing one 100Mbit internet connection.

I want to reserve 80% of the bandwidth for one apparment if needed. All others shoud share the 20%. If the full bandwidth is availaible everybode should be able to use it.

Is this doable with DDWRT?

What Router model would be the best for it? i think this is pretty though for the hardware?

have each apartment on their own subnet range (192.168.1.240/28 etc) then put those subnets in qos & assign a priority to them (express, maximum etc)

That's a great idea dOug!
Could always get something like the Cisco SG 200-08, all gigabit but managed so you can force ports to 10 or 100, even lock the MAC into the port to screw with them LOL.
I have 3 of them, and I love em.
